Challenge
At Real Property Management First Class, owner-operator Alice Garcia faces the same two challenges most property managers do: keeping good residents and making sure rent gets paid on time.
Like many operators, she knew residents often shop around when renewal time comes. And if another property looks similar or cheaper, it’s easy for them to leave.
Alice wanted a way to make Real Property Management First Class stand out while also encouraging residents to stay on track financially.
Solution
Alice partnered with Second Nature to launch a Resident Benefits Package (RBP) that bundles services like credit reporting, rent rewards, insurance, pest control, and air filter delivery into a single offering for residents.
The result? Residents started seeing value beyond just the home itself.
“I didn’t realize how much impact credit reporting and rent rewards would have on people,” Alice said. “Just by paying rent on time, they can increase their credit scores, earn gift cards, and win prizes. Having that as a resident benefit really helped during renewal, plus it encourages on-time payments. It’s a win-win”
But how big of a change can it make? One resident’s story stood out in particular.
“Her credit score went up 60 points in the first year, and then another 40 the second year just by paying rent on time,” Alice explained. “She’s in a completely different credit tier now, and that was the main reason she renewed.”
Conclusion
For Alice, the Resident Benefits Package has become a powerful retention tool. When residents compare options at renewal time, it’s easy to see why Real Property Management First Class stands out.
“We’ve renewed at least 10 residents out of 115 doors who probably would have left otherwise,” she said. “When they look at other properties, they realize they’ll still have to pay for things like insurance, pest control, and filters, but they’ll have to manage it themselves and it’s usually more expensive.”
With the RBP, everything is bundled, convenient, and often cheaper.
“The RBP tips the scale in our favor,” Alice said. “Whether it’s a new lease or renewal time, it acts as a real differentiator. Residents see the benefits and realize we’re clearly a step above other properties.”
