Challenge
Luke Street, a Broker and General Manager at Main Street Properties, found that using several different companies to manage their resident benefits was becoming unsustainable for this growing property management group.
“It really becomes overwhelming for your staff. It was way too much work and we didn’t have a good way to track what was happening.”
Piecing everything together with individual vendors meant their staff was struggling to manage dozens of different portals and platforms. In an effort to curb some of this overload, he even employed someone full-time just to follow up on insurance claims—something Luke regards as “a terrible waste of resources.”
Using multiple vendors also meant inconsistencies and gaps across coverage and benefits for their residents.
“It was a nightmare.”
Solution
Second Nature’s filter delivery service was among the many vendors Main Street Properties was already utilizing. When Luke saw the Resident Benefit Package being rolled out, he says it was an easy choice to switch over and have their resident benefits managed under one roof.
“It was a no brainer to switch over and have you guys handle it all.”
Switching to Second Nature’s Resident Benefit Package took a ton of work off their plate. The renter’s insurance policies in particular, one of his favorite features of the RBP, removed hours of outsourced labor to track insurance policies, which alone increased profit.
Luke says Second Nature’s RBP also appealed to him because of the value it adds for everyone—the residents, the owner, and their team. His philosophy being, “If I’m going to charge something, there should be a benefit to everybody involved.”
Trying to juggle everything from insurance claims to pest control is a common headache for property management groups. But as Luke learned, it doesn’t have to be. Consolidating benefits with Second Nature’s RBP significantly reduced the workload at Main Street Properties and increased their profits, all while improving the resident experience.
